NOTICE IS HEREBY GIVEN that under and by virtue of a judgment entered in the above-entitled action on January 14, 2015, a certified transcript of which has been delivered to me, I, the undersigned Sheriff of Roseau County, Minnesota, will sell at public auction, in one parcel, to the highest bidder, on the 15th day of April 2015, at 10:00 A.M. in the main office of the Roseau County Sheriff, 604 5th Avenue Southwest, Roseau, Minnesota 56751, the real estate described in said judgment, to wit:
That part of Government Lot 5 in Section 18, Township 163 North, Range 36 West of the Fifth Principal Meridian, Roseau County, Minnesota, described as follows:
Commencing at the Northwest corner of said Government Lot 5; thence South 00°03’52” West, bearing assumed, along the West line of said Government Lot 5 a distance of 265.03 feet; thence North 89°11’41” East a distance of 494.06 feet to the point of beginning of the land to be described; thence continue North 89°11’41” East a distance of 247.03 feet; thence North 00°03’52” East a distance of 267.05 feet to the intersection with the North line of said Government Lot 5; thence South 89°02’18” West along said North line a distance of 247.04 feet; thence South 00°03’52” West a distance of 266.38 feet to the point of beginning and there terminating. Reserving an easement for roadway purposes over the South 33.00 feet of the above described property.
Granting a 66.00 foot wide easement for roadway purposes across Government Lot Five (5) Section Eighteen (18), Township One Hundred Sixty-three (163) North, Range Thirty-six (36) West of the Fifth Principal Meridian, the center line of said easement is described as follows: Commencing at the Northwest corner of said Government Lot Five (5); thence South 00 degrees 03 minutes 52 seconds West, bearing assumed, along the West line of said Government Lot Five (5) a distance of 265.03 feet to the point of beginning of the centerline to be described; thence North 89 degrees 11 minutes 41 seconds East a distance of 1217.22 feet to the intersection with a line 33.00 feet West of, measured at a right angle to and parallel with the East line of said Government Lot Five (5); thence South 00 degrees 26 minutes 35 seconds East, along said parallel line, a distance of 265.00 feet and said center line terminating.
Said sale will be made to satisfy the sum of $76,102.87 found and adjudged to be due on said judgment as of January 14, 2015, plus such additional interest, costs and disbursements, as allowed by law, and subject to redemption by the mortgagors, their personal representatives or assigns, six (6) months from the date of the Order Confirming Sale.
